640 Magazine Street was a very challenging project that involved a high-level of design while preserving and highlighting a historic structure. The adaptive reuse of the historic structure located at 640 Magazine in New Orleans’ Central Business District will convert the former office building to a mix of residential and commercial space.
The five-story, 78,000-square-foot property will include 35 residential units and retail and office space on the ground floor.
The existing building was a combination of concrete and heavy timber construction. The scope of work included the structural rehabilitation and replacement of the existing heavy timbers that had stood for over 100 years, dating back to the building’s original use as a coffee roasting and distribution facility prior to World War I. The completed building will feature a first-floor private parking garage, private gym, and a rooftop amenities deck with pet-friendly facilities. With the addition of two modern electronic traction elevators, fibber internet, unitized central HVAC systems, and state-of-the-art access controls, this project marries modern technology with a rich historic space unlike any other.
640 Magazine required close coordination with city officials and neighbors due to its congested urban location on one of downtown’s busiest thoroughfares for both pedestrian and vehicular traffic.
