The luxury Marriott Bonvoy property, W French Quarter Hotel, partnered with Gibbs Construction through a design-assist negotiated contract to beautify their downtown New Orleans location.
This exterior facade and courtyard enhancement began in early preconstruction when Gibbs collaborated with hotel management and the design team to develop a phasing plan, separating the scope into smaller durations. Gibbs’ extensive experience working in occupied buildings eliminated all disruptions to the hotel guest experience, keeping the hotel fully operational during the renovation.
Commonly found in historic French Quarter properties, this project scope resolved water intrusion and moisture issues on this century-old building. This renovation included reworking stucco to repair all wall cracks, rehabilitating wood windows, replacing exterior joint sealants, repairing the slate and built-up roof system, and replacing wood shutters and stile and rail wood doors. Additionally, Gibbs applied a fresh coat of elastomeric paint and traffic coating.
With day-to-day coordination, Gibbs helped the client maintain their goal to keep the hotel in operation during construction by minimizing room closures while maintaining the project schedule. The Gibbs team worked diligently to ensure work had minimal impact on major hotel functions by phasing scaffold construction and undertaking weekend work as necessary.
The success of this experience became the inception of a trusted owner-contractor relationship, which has provided Gibbs with further opportunities to work with W French Quarter Hotel.
